NOIDA – The aspirations of countless middle-class families to own a 2 BHK apartment in Noida are increasingly being challenged by soaring real estate prices. What was once considered an attainable goal is now slipping further out of reach, leaving many to grapple with the harsh realities of the current property market.
A confluence of factors has contributed to this affordability crisis. Rising construction costs, increased land prices, and a surge in demand from both investors and end-users have collectively pushed apartment prices to unprecedented levels. Particularly in sought-after sectors of Noida, the cost of a standard 2 BHK flat has seen a dramatic uptick.
“It’s disheartening,” says Rohan Sharma, a software professional who has been searching for a home in Noida for over a year. “Every time I save a little more, the prices seem to jump even higher. The gap between my savings and the actual cost of an apartment is widening.”
Real estate experts point to the rapid development of infrastructure, including the metro network and improved road connectivity, as a major driver of price appreciation. While these developments enhance the quality of life, they also contribute to the rising cost of living.
The situation has forced many middle-class individuals to consider alternative options, such as moving to more affordable areas in Greater Noida or Noida Extension, or opting for smaller apartments. However, even these alternatives are experiencing price increases.
The government and real estate developers are being urged to address the affordability issue by promoting affordable housing projects and implementing measures to control rising prices. However, until then, the dream of owning a 2 BHK apartment in Noida remains a distant one for many in the middle class.
